Preliminary Site Investigation (PSI)

The PSI checks if the site needs to follow national and local rules about soil contamination. It also looks into the site’s history to see if there might be contamination.

  • We examine all available information about the site to find out if any activities could have caused contamination and identify potential contaminated areas.
  • If the PSI suggests that the site’s activities were not a likely source of contamination, further investigation may be avoided.
  • However, if the potential for ground contamination exists, a Detailed Site Investigation (DSI) may be necessary to determine the level of contamination.

Detailed Site Investigation (DSI)

A Detailed Site Investigation (DSI) confirms the level of contamination and checks if the land is safe to use. It also assesses how groundwater, surface water, and air might be affected by the contamination.

  • We determine the extent of contamination through an intrusive investigation involving soil sampling and laboratory analysis.
  • Any investigation should comply with the Ministry for the Environment’s Contaminated Land Management Guidelines No. 5: Site Investigation and Analysis of Soils (Revised 2021) (CLMG No. 5).
  • The results of the sampling and analysis are then compared with guideline values relevant to the proposed development of the site.
  • If the level of contamination is unsafe for site users, or has the potential to impact the receiving environment, remedial actions or site management practices are necessary to make the land safe for use.
